Privacy policy

The contact form collects only what you enter: name, email, phone, type of financing and an optional project description. Please do not include a social insurance number or banking details.

This information is used solely to respond to your inquiry and follow up on it. It is not sold. Information is sent to lenders only with your express authorization as part of a financing application.

Your inquiry is sent by email to ronald@themortgageactuary.com, with a copy to The Mortgage Actuary's website administrator. Hosting and email providers process the information needed to transmit and deliver your inquiry. Inquiries sent through this form are not stored on the website. Emails are retained for as long as needed to handle your file, then deleted.

The client portal (themortgageactuary.com/portail) is only for people who open an account there. It keeps your name, email, phone number and language; your address, annual income and net worth if you enter them; the deals you create (address, price, the building’s revenue and expenses); the documents you upload; and your messages with Ronald.

This information is kept on our server in Quebec. Documents are stored encrypted and your password is never stored in readable form. Only you, Ronald Daigle and the website administrator can see it. It is used to study your financing request and is sent to a lender only with your express authorization. Portal notices (a new message, a change of step) are emailed to you through our email provider.

The portal uses only necessary cookies: your session (14 days), a form protection and your language choice. It does not use Google Analytics.

Your information and documents are kept while your account is open and for as long as the rules that apply to mortgage brokers require. You may ask at any time to close your account and delete your documents (see Your rights).

With your consent, we use Google Analytics to measure visits, page use and the number of successfully sent inquiries. Analytics is disabled until you accept it. Refusing does not prevent you from using the website or sending an inquiry. Advertising features are disabled.

If you accept analytics, we also measure how you use the site: how far you scroll on a page, clicks on our phone, email and rates links, video plays, and the steps of the contact form (started, a field to correct, sent). We never record what you type in the form; only the name of a field that needs correcting, such as “email”, is noted.

Google processes usage information such as the pages viewed, browser and device information, approximate location and a cookie identifier. We do not send your name, email, phone number or project details to Analytics. Google may process usage data outside Canada. See how Google uses information from websites that use its services.

The necessary tma_consent cookie remembers your choice for six months. If accepted, Analytics cookies (_ga and _ga_*) last up to six months. You can withdraw consent through Cookie settings or in the website footer; this stops future measurement and removes Analytics cookies from this browser. Withdrawal does not erase information already processed by Google.

The rate indicators come from public sources: the Bank of Canada, CMLS Financial and the U.S. Department of the Treasury.
