What the lender asks for
Neither CMHC nor the regulators publish a rule on how to count short-term rental income. Each lender applies its own criteria.
A property already rented: prepare the income figures for recent years and the registration certificate.
A new project: say that the income figures are projections, and what they are based on.
Worth knowing: to insure a loan on a 2- to 4-unit building the owner doesn't live in, CMHC requires a unit suitable and available for year-round occupancy.
We look at the options with your property's numbers. Nothing is granted in advance.

Short-term rental questions.
Can I get a mortgage on a short-term rental property?
It depends on the lender, the location and the income. No public rule sets how that income is counted; each lender has its own criteria.
What is the law on short-term rentals in Québec?
Any unit rented to tourists for 31 days or less must be registered, and the number must appear in every listing. Municipalities can add their own rules, as Montréal does.
Can I call you before buying?
Yes. That's the best time: before your financing condition starts running.
Do I need to attach documents to the form?
No. Leave your contact details and a short description.
